Find a Tenant - Provide a tenant and move in service
Our Find A Tenant service will suit landlords who appreciate support in the setting up of a successful tenancy, but prefer to manage all ongoing activity for the remainder of the tenancy.
They are also generally well placed geographically to manage their own portfolio of properties.
Our Find a Tennant service provides marketing of the property via our offices, local newspapers and a number of top ranking websites, namely howlandjones.com, rightmove.co.uk, findaproperty.com, primelocation.com and homeandproperty.com.
Howland Jones will secure suitable referenced tenants, forward the deposit to the landlord for them to register with a government recognised scheme, provide an Assured Shorthold Tenancy Agreement, create an inventory with evidential digital photographs, set up the standing order for rental collection from the tenant to the landlord, and notify the utilities of the change of occupancy.
The landlord will be responsible for the following:
- Providing an Energy Performance Certificate prior to marketing
- Insuring the deposit with a government recognised scheme
- Rent collection
- Service of notice
- Exits
- All future inspections
- Tenancy renewals
- Rent reviews
- ... and of course, all 24 hour repairs including Periodic Inspection Reports and annual Gas Safety Certificates.
